Guide Price £625,000 to £675,000. If you're seeking a sensational three bedroom house in Leytonstone with plenty of potential to personalise it with your own stylish stamp, this property has benefits in abundance. Owned and loved by the same family for 45 years, this period property is just a street away from Leytonstone High Road and its Overground station.
As you approach the front of this three bedroom terraced property, you'll note the warm red façade and small front yard offering a warm and vibrant welcome. Stepping into the front door, you enter the hallway with its lovely light oak laminate flooring which continues throughout the majority of the house.
To the immediate right you'll see two doors leading into the generously sized through-lounge. The current occupiers have blocked off the first to allow more versatility within, so as you head through the second door you arrive in the rear of the space. Down to the front of this sprawling lounge, you'll notice one of the two beautifully maintained original fireplaces plus a large, sunny bay window overlooking the street. Recesses either side of the fire offer opportunity for storage, display or entertainment units, a feature mirrored to the rear – there really is room here to create any configuration of furniture, from your media, to a chill-out space and even a table and chairs.
The neutral décor and rear door leading into the garden's spacious side-return adds to the light and airy feel here, and the stunning original cornicing and ceiling roses provide a lovely, traditional charm in keeping with the wonderful architecture.
Back out in the hallway and take a right, and you'll see a handy under-stair storage cupboard for your vacuum cleaner and general clutter, and a door leading into the well-proportioned dining room, with another storage cupboard tucked just behind – plus a further cupboard to the rear of the space.
This room features another large bay window facing out to the side return to ensure a healthy dose of natural light and would easily accommodate a large family dining table. Alternatively, it could easily be repurposed into an office or a playroom. For the more adventurous, you could knock-through to the kitchen that lies behind to create a huge kitchen-diner – so many possibilities!
Talking of the kitchen, let's head through and take a look…
Lying to the rear of the property and overlooking the garden, the kitchen area is fully fitted and offers a ready-to-move into space – although if the retro feel isn't for you, you may want to consider updating this area in time. There's a fantastic number of units and plenty of workspace, and the dark red tiles set off the beige unit fronts well.
There's another door to the rear garden here, just take a left as you step outside and you'll see the beautiful combination of easy-to-maintain patio and gorgeous, established borders either side. A lovely spot to catch the sun, relax with a coffee (or something more alcoholic!), entertain or let the kids run riot! There's also a very handy outdoor WC with sink, which is perfect for parties and smaller gatherings. Finally, there's also a shed at the very end of the garden to help you store your tools and BBQ.
Now it's time to explore the first floor, so let's head back in the house and down to the hallway, where we'll follow the carpeted stairs to the first of the three bedrooms, lying right up ahead of you from the laminate-floored landing.
Perfect for a child, teen or even your guests, this rear bedroom overlooks the garden and can happily fit a double bed, or provide more spacious accommodation with a single or bunks. Bright and airy thanks to the light from the window reflecting off the double fitted mirrored wardrobes, there's loads of storage space here. Another brilliant addition is the cleverly built-in vanity unit, complete with drawers and a recessed space for a mirror. Cute and convenient!
To the left of this room as you face back onto the landing is the fresh, bright family bathroom. Its neutral floor and wall tiles are complemented by the white three piece suite, which includes a sink and cupboard combo and an over-bath shower.
Back to the landing and up a small flight of two further stairs, you'll find another good sized bedroom to your left. Overlooking the side outdoor space, this room would accommodate a comfy double bed and a range of furniture depending on your personal needs, with recessed areas either side of the chimney breast for your wardrobe, drawer units or dressing table. As you leave this room, you'll also note the large storage cupboard to the right of the master bedroom's door – this house really is a wonderful place for organising those items you don't want on display!
Covering the full width of this property, the main bedroom faces the street and benefits from not one, but two windows – one of which is a bay, the perfect spot for a reading snug or a place to prepare for a night out. Once again the light, neutral décor gives you a blank canvas to create any mood you wish and the built-in wardrobes could easily be updated or removed if you wish to open the space up even further.
Apart from everything this well-loved three bedroom house has to offer itself, the local area is another fantastic addition to its appeal. While the Overground station is just at the end of the road, you also have Leytonstone Underground just a short stroll away – making it ideal for commuters or day trips into the city. The popular High Street is just around the corner too, giving you access to all the supermarkets, home stores, pubs, cafes and eateries you could possibly need, whatever your tastes.
If you're a fan of fresh air and open spaces, you can head straight over to Wanstead Flats at the top of the road, for dog walking, running, a quick kick-about or even a family picnic. There are some great local schools nearby too, plus a leisure centre within an easy walk.
This three bedroom property has been perfectly looked after, but also offers ample opportunity for modernisation should you wish to make your own mark.
What the seller says…and is within
this has been our home for the past 45 years and are only moving to downsize. Malvern Road is a very convenient location and is within walking distance of the shops, underground station, bus stops, leisure centre and local schools. Leytonstone is in easy reach of Stratford Olympic Park, Westfield, Ilford, Walthamstow and Central London. Wanstead Flats at the bottom of the road is ideal for walking or running, and had especially been useful during lockdown. We will really miss our favourite restaurants such as Bella Vita and Singburi, but also a great friends and Neighbours'.
